NEW 230-Acre Section of West Creek Business Park Announced.  Zoning and Infrastructure Approved And In Place For “The Notch at West Creek.”

RICHMOND, VA – West Creek Associates LLC announce today that the second phase of development at West Creek Business Park (WCBP) will begin this fall with parcels and build-to-suit options now available and mixed-use zoning already approved by Goochland County.

This 230-acre mixed-use development is located off Broad Street west of Short Pump at the Route 288 interchange, and will be known as “The Notch at West Creek,” a sub-section of the larger 3,500-acre WCBP.

Construction will kick off in September for the first phase of what will eventually be a 3-mile parkway that will run from Broad Street through The Notch and will, for the first time, provide West Creek direct access to the vibrant Broad Street corridor. Space is already designated along Broad Street for retail, with other areas designated for healthcare facilities, offices and a corporate campus, a hotel and apartment community.

WCBP is home to some of the most respected and community-minded businesses in the region including Capital One,CarMax, Virginia Farm Bureau, Hospital Corporation of America (HCA), Performance Food Group, and The Federal Reserve Bank of Richmond.

The name “The Notch at West Creek” comes from the historical Three Notch’d Road, which was a major east-west thoroughfare across central Virginia during the Colonial period and today a section of Rt. 250 (Broad Street) follows the historic path and borders the property. There are remnants of Three Notch’d Road that we know now as Three Chopt Road.

WCBP stretches all the way from Broad Street to Patterson Avenue, just west of the Henrico County line, with over 2.1 million square feet of office space existing or developed.

Strategically located between the cities of Richmond and Charlottesville, the park has easy access to major roads and interstate highways including I-95, I-64, I-295, Broad Street and Patterson Avenue. Route 288 runs close to 5 miles through the park with four interchanges into WCBP.

Two scenic roads also run through WCBP: West Creek Parkway and Tuckahoe Creek Parkway. Both are four-lane, median-divided roads with interchange access to Route 288.

“There are approximately 1,700 acres of undeveloped acreage with a number of large contiguous acreage tracts available at West Creek,” Pruitt said. “Approximately 800 acres of the business park have been sold, while 650 acres are preserved in a flood plain, primarily serving as a buffer along Tuckahoe Creek.”

West Creek’s scenic beauty and unmatched environmental quality have created an impressive business environment of enduring value. The park has abundant wildlife habitats along the Tuckahoe and Broad Branch creeks, as well as two large lakes, with restrictive covenants to maintain and protect this natural integrity.

“Over 10,000 people are currently employed within the park, with over one million residents living within a 30-mile radius making an abundant workforce available,” Pruitt said. West Creek is also within two miles of the largest retail shopping area in the entire region, with numerous banks, hotels, restaurants, grocery stores, health clubs and five golf courses within a short drive.
